Knowing when it is time for a roof replacement from looking at your roof can be a bit tricky. However, there are a few signs to look out for that are a good indication it’s time for a new roof.
- Damaged Shingles. Your shingles should lay flat on your roof, but over time the shingles may start to wear down and even fall off. Look for signs of cracking or curling — this is a sign that your shingles are damaged and need to be replaced. It’s a good idea to check periodically for missing shingles, as this is a big sign it is time for a roof repair.
- Age of Roof. If you are unsure if you need a roof replacement or repair, factor in the age of your roof in the decision. Your roof will start to deteriorate and create problems the older it gets. If your roof is 15-20 years old and you are seeing signs of damage, it is probably time to replace your roof.
- Leaking Roof. Damaged, broken, or missing shingles can lead to a leaky roof. If your roof is leaking, you will want to replace or repair your roof as soon as possible. A leaking roof can lead to structural damage in your home, so do not wait to fix this issue.
- Wind Damage. The wind is a very common killer of roofs. It can be hard to detect the effects of wind damage, but if the wind has torn shingles off your roof, the nails and sealant may have become loose or ineffective. You may want to have an inspection done if you suspect there has been wind damage. If there has been severe damage it will be time for a roof replacement.
